Before you buy a Casual, Casual Fast, Fast, Eatery or Bar:
Before you buy a Bar.
Before you invest money into a food and beverage, or beverage only Franchise.
BEWARE!
DON'T BUY THE BAR, UNTIL YOU CAN ANSWER THESE CONCERNS, BY DOING FIRST HAND OBSERVING!
SIT AT THE BAR FOR A STRAIGHT MONTH.
Watch the quality of patron, the amount they spend, how many Women come in and when?
What are their busy Days and Nights?
What amount of their biz being rung is cash, and what amount is charge?
What liquors and beers are they serving?
What Entertainment, Marketing, Social Media, do they encompass?
What are their rest rooms like?
What is the ratio of Women vs Men?
What is their reputation.
Do the Bartenders buy customers drink and do they also drink while working? 

 The books often are cooked, so what you see visually is what you are buying realistically.
Is Ownership hands on and hands gone all the time?
What is the Manager like?
What are the employees like?
What condition is the A/C Unit in, the coolers, the ice machine, the music contract, the pool tables?
What deals, contracts are you assuming?
Any Liens on the liquor license?
Can you serve food if you choose?
Don't think for one second the "Bar Business" is glamorous.
Do the same local bands play this bar, with no cover charge, thus putting the cost of the band smack on the bar's revenue for the night?
Its not, the atmosphere, the decor, it's all designed to entice you to spend.
Without Beautiful Women in Straight Bars, you have a Sports Bar Crowd.
You want Women Working behind your bar, because they add romance and they seduce patrons with their charm, personality and wit.
No Foul Language. No Sloppy Clothing. No Personal Cell Phone Use.

Before you enter totally uncharted waters of buying a Food Franchise, STOP, LOOK, LISTEN.

BEWARE!

  I have seen "SUBWAY",I have seen "Taco Bell's", I have seen "Dunkin Donuts", I have seen " Square 1 Burgers" Close Units.
Units that were in Excellent locations.
Units that had "Heavy Traffic".
Units that had Good Sign Visibility.
Units that had Good Leases w/ Options
But, they failed.
That's why it's so important, that before you sign on the dotted line to buy a Franchise of a well known Brand, you do your own Research.
All the "Promises" of hands on support are meaningless, when you spend five, six figures to open a Franchise. 
You need to actually sit outside for customer counts for at least 2 weeks.
you need to sit inside for visual hands on observation of how the Franchise operates, for at least 2 weeks.
Stop listening to those who are pressuring and pushing for you to purchase the "Franchise".
Take a piece of Legal Size Yellow Lined paper.
Draw a line down the middle.
Now,List the PROS and the CONS of laying out Capital to buy their Name, their Reputation, adhering to their National Marketing online and in the Media, buying your Product through them, all the costs of licensing fees, the down payment, the monthly marketing fee on top of your % to them, and determine what your "Franchise Nut" is, then add all your fixed expenses.
Now, does it make sense to buy this Franchise?
Is the location Ideal?
Is the potential for doing huge numbers there?

CLEANLINESS IS A BADGE OF CARING FOR CUSTOMERS
 NO RATS, NO ROACHES.
EASIER SAID THAN DONE? YUP.
When Boxes of Produce, Bags of Potatoes, any and all foods are delivered, that are not frozen, use a super clean plastic container, and unload them "OUTSIDE THE KITCHEN". Don't bring, roaches into your Kitchen.
A Dirty Kitchen is a reflection of a Chef or Cook and a Back of The House Staff that are well, "SLOBS". They should be terminated at once.
Why?
Let's take the Local Daily Nightly News in your area, that has a "Dirty Dining" Segment.
A Very Popular  Chain of Sports Grilles, that has an excellent reputation for Food, Service, Atmosphere, had rats running around their kitchen in one of there units.
It was reported on Local Nightly News, under the "Dirty Dining" Segment with video, with the actual "Health Department Citation" put up on the screen.
This is 15 minutes of "Pure PAIN". Because Ownership, Management, allowed this kitchen to be run, in such a manner, that caused rats, droppings, and filth.
Once word spreads about "Rats and Rat Droppings", People tend to stay away.
You have to rebuild Public Confidence in your Name, Establishment and Perception.
Bottom Line, Your Kitchen has to be "Pristine Clean".
If your Cook or Chef, or Sous Chef, or Kitchen Staff, doesn't clean the ovens, the grease traps, have the hoods cleaned, have the food labeled, the Pots and Pans shining, the Cutting Boards smooth and like new, the floors glowing, the dishwasher spotless, the Walk-In, looking like new, then the Cook, Chef, Sous Chef, kitchen Crew should be GONEEEEEEEEEEEEEEEEEEEEEEEEEE.
If your not proud of your kitchen, if your Cook, Chef, Sous Chef, Kitchen Crew do not take pride in what they do, they should be GONEEEEEEEEEEEEEEEEEEEEEEEEEE.

ARE THE LIQUOR BOTTLES GLOWING & CLEAN?
ARE THE BOTTLE POUR TOPS CLEAN? 
ARE THE SODA GUNS CLEAN OF GUNK AND CLIME?
ARE THE GLASSES CRYSTAL CLEAR CLEAN?
ARE THE FLOORS LEAN AND CLEAN?
ARE THE FRUIT HOLDERS CLEAN?
ARE THE DRAFT HEADS CLEAN?
ARE THE DRAFT LINES CLEAN?
ARE THE SINKS AND ICE BINDS CLEAN?
ARE THE AREAS UNDER THE SINKS CLEAN?
IS THE MIRROR BEHIND THE BAR, CLEAN, NO SMEARS?

YOU WANT TO BE A "BARTENDER", HEY, IT'S MORE THAN JUST MIXING AND SERVING DRINKS.
IF YOUR BAR DOES NOT MEET THESE SIMPLE STANDARDS, TIME TO "BYE BYE YOUR BARTENDERS".

 Club Owners, So, you have a beautiful Club, everyone tells you so.You have beautiful Women Staff. You are in a good location.
You are slow, business is not what you expected and you are totally flabbergasted that while "everyone says they love your club" nobody in huge numbers are coming in?
Why not?

Why do you give so called "club promoters" your club for the night, and you make squat?
Why do you give your bar away at cheap to drink prices, and still..............nobody comes in?
Why do you pay a Manager, who does NOTHING, but hits on Female Staff and Female Customers?
Why do you tolerate your staff showing up late to work?
